Nyko Property does not offer property direct to the public. Think of us as a body who research and assess projects for their investor suitability before offering them onto our approved intermediaries for sale. Nyko Property’s intermediaries are primarily accountants, financial planners, mortgage brokers, bankers, solicitors and investment estate agents – nationally and globally.
Our intermediaries directly benefit from Nyko Property’s ability to accurately identify quality property investment opportunities for their clients which cannot be found on the open market. Most of Nyko Property’s projects are exclusive to our intermediaries – giving our partner’s clients access to a range of ‘off market’ property that is unavailable to the broader public.
Third Party Validation
Nyko Property also offers extensive due diligence research reports performed on each project. This includes Third Party Validation, completed by respected firms and confirming the research data collected by Nyko Property. The Third Part Validation consists of 3 independent reports on the key components of property investment.
- Price – An independent property valuation is conducted by one of Australia’s top tier valuation firms to set an accurate market price on the project. This price is not determined by Nyko Property or the vendor, and ensures our partner’s clients are buying at fair value and not an inflated market rate.
- Rental – Nyko Property commissions rental appraisals from local agents relevant to the development’s location to identify the rental yield and the suitability of the property to their prospective live tenant pool.
- Tax – An independent tax depreciation schedule is performed by a registered quantity surveyor to estimate the tax effectiveness of the property.
These three reports are accompanied by Nyko Property’s own data relevant to the development’s location. These elements give our intermediaries and their clients an unprecedented depth of information, offering them all they need to make an educated investment decision.
